How Enquiries Arrive
Enquiries arrive as structured data rather than parsed email, which is what makes them reliable.
Why that matters
Email-to-lead works by reading a formatted email and guessing which parts are the name, the phone number and the listing. It works until the portal changes its email template — then it silently produces malformed leads, or none, and nobody notices for a fortnight.
Structured capture doesn't have that failure mode.
Timing
Enquiries arrive shortly after they're submitted. An enquirer who fills in a form and gets a call back the same hour is a materially better experience than one who hears from you tomorrow.
Both portals, one flow
REA and Domain enquiries arrive the same way and land on the same object, with the source recorded so you can tell them apart.
If an enquiry doesn't appear
- Confirm the portal connection is still active
- Check the enquiry was submitted against a listing you're connected to
- Look for assignment rules that may have routed it somewhere unexpected
- Log a case with the enquiry time and listing reference
